How Long Do SCIP (Concrete Panel) Homes Last?

When you invest in a home, you want to know it will last. So how long does a SCIP (Structural Concrete Insulated Panel) home actually last — and what kind of maintenance does it need in Florida’s tough climate? Here is what to expect.

Built from materials that last for generations

A SCIP home’s structure is concrete and steel mesh around a stable foam core. These are the same fundamental materials used in concrete buildings that stand for many decades — and properly built concrete structures are routinely engineered for 50-plus-year service lives, often far longer. The expanded polystyrene core is chemically stable and does not rot or decompose.

Why SCIP ages well in Florida specifically

  • No rot: there is no structural wood to decay in humidity or after flooding.
  • No termites: concrete and EPS do not feed pests that destroy wood-framed homes.
  • No mold substrate: the concrete shell does not provide the wood food source mold needs.
  • Storm durability: a home that survives hurricanes intact does not accumulate the slow water damage that shortens the life of lesser structures.

What maintenance does a SCIP home need?

Far less than a wood-framed house, but not zero:

  • Keep the exterior finish (stucco/paint and sealants) maintained to protect against water intrusion at penetrations.
  • Maintain roofing membranes, flashings, windows, and doors like any home.
  • Service the mechanical systems (HVAC, plumbing, electrical) on normal schedules.

The structure itself is essentially maintenance-free; upkeep focuses on finishes and systems, just like any quality home.

Durability you can insure and resell

A durable, storm-resistant structure can support better insurance terms and strong resale appeal — buyers in hurricane country increasingly value a home built to survive. Pair longevity with the energy savings covered in our energy-efficiency guide.

How long do SCIP / concrete panel homes last?

The concrete-and-steel structure of a SCIP home is engineered for many decades of service — commonly 50-plus years and often far longer with basic maintenance — because there is no structural wood to rot and the foam core is chemically stable.

Do structural insulated panels deteriorate over time?

The EPS foam core is stable and does not rot or break down. As with any home, the finishes, roofing, and mechanical systems need normal upkeep, but the concrete shell itself is essentially maintenance-free.

Is a concrete panel home low-maintenance?

Yes. Maintenance focuses on exterior finishes, roofing, and systems rather than the structure, which does not rot, burn, or feed termites.
